NON Power steering gearbox. Should i rebiuld my current one?

These things cost a nice chunk of change to replace so i was wondering should i put new seals and recondition my current one myself? Is it worth it? and does it make any noticable difference in my ease of steering?
 
I havent checked my oil level in it but i would say it is most likely low.
 
If you have done this where did you get the new seals or rebild kit?
